通常我們的客人第一步,會預約一個和Frank的一對一房地產投資規劃,Frank會在consultation前先了解你的整體情況,確定適合你的房地產投資方向,同時也包含了如下內容:


  1. 解決你的房地產相關疑問,根據你/家庭的情況制定房地產投資方案及組合
  2. 帶你一起分析目前市場上哪些區域哪種物業適合投資
  3. 幫助和指引你找房地產及區域相關數據,如何分析此類數據來確定未來發展
  4. 涵蓋房地產相關貸款及稅務架構方面內容,從而加快並更有效地實現房地產投資目標


通過這個咨詢,你應該會有一個很明確的方向,接下來應該怎麼買,買什麼最適合你的情況。整個咨詢時長大概1.5個小時,可以通過Zoom Meeting進行。

在買家中介期間,Frank會持續為你推薦合適你預算及想法的物業,他會幫你篩選區域,並且挑選具有增值潛力和健康的現金流的物業,其中包括上市和未上市房源,直至你挑中為止,並且代表你和賣家議價等,幫助你完成全程購買。包括:


  • 基於數據與經驗,幫買家在增值區域挑選公開出售及非公開出售的房源
  • 代表買家與賣家中介協商條款,談判價格

買家中介的具體步驟

在确定选择我们的买家中介服务后,我们的助手会联系您,准备Buyer's Agent Agreement及Invoice,在收到您的合约以及买家中介订金后,就可以正式开始Buyer's Agent Service.


Step 1 沟通确认房产投资方向

Frank会先和您沟通,确认您的偏好,并结合他对区域与房产的分析,首先确认下来适合您的房产投资方向,预算,区域等信息。


Step 2 筛选房产

Frank及我们团队在筛选房产时,会排查Flooding zone, Bushfire zone, 附近高压电,Easement,附近是否Housing Commission等近15项专业指标。

在通过以上筛查后,进行Comparative Market Analysis, 确定合理出价,将以上所有内容及选中的房产呈现给您,使您可以全面了解我们推荐的房产,做出知情的决策。


Step 3 选中房产,并确认出价

Frank及我们团队会代表您的利益,与对方中介及卖家协商出价,购房条款及细节。


我们会安排当地专业Building and Pest Inspection, 针对水管,结构等房屋内部问题进行查验。并且为了保护您,我们一定会在合同上标明 Subject to Building and Pest Inspection,如果房产存在任何问题,我们都可以退出合同,确保您安全无虞。


Step 4 一路协助,不仅仅止于成功购买

在我们的买家中介全程中,如果有需要,我们会协助您安排贷款,过户律师,租赁管理等房产相关服务。


并在成功购买到房产后,定期跟进您目前的房产投资组合以及房产表现,是否需要调整房产投资组合,下一套物业什么时候买入及买在哪里。
